Environmental Law
Tom has practiced general real estate law for over twenty-five years, including related environmental and zoning and land use law. He handles the acquisition, permitting, financing, and sale of both commercial and residential properties. His commercial practice also includes representation of landlords and tenants in negotiating leases of retail, office and industrial properties. He has extensive experience with cooperative apartments and both residential and commercial condominiums, including representation of condo unit purchasers and sellers, drafting and amendment of condominium documents, and unit and blanket financing. His work for condominium developers includes the drafting of condominium documents for both residential and commercial projects. He works closely with the firm’s estate planning department and with its litigation department in handling property disputes, adverse possession and similar cases.
In connection with his representation of real estate purchasers, sellers and tenants, Tom has counseled clients on environmental due diligence, regulatory compliance and environmental risk management matters; negotiated risk allocation and settlement agreements relating to contaminated or remediated properties; worked with Massachusetts Licensed Site Professionals to achieve regulatory closure of sites; and coordinated filings with the Massachusetts DEP, including imposition and removal of Activity and Use Limitations.
For almost twenty years, Tom has been a Director of the Beacon Hill Civic Association and served as Chair or Co-Chair of its Zoning & Licensing Committee, appearing regularly on behalf of the neighborhood before the Boston Licensing Board and the Zoning Board of Appeal.
